40ft Shipping Container Office with Restroom and HVAC System

This 40ft shipping container is modified for office use including insulation, HVAC, restroom facilities, windows, and electrical components.

Closed-cell spray foam insulation is applied to interior walls, ceiling, and floor at a minimum thickness of 1.5 inches, then covered with fire-retardant plywood paneling. The floor is covered with commercial-grade vinyl sheeting over the existing marine-grade plywood subfloor.

The 24,000 BTU mini-split HVAC system provides heating and cooling. The system includes an interior air handler and exterior condenser unit. The condenser unit is mounted to the exterior wall. Electrical connection requires a licensed electrician.

The interior restroom includes a toilet and sink with plumbing connections. Water supply and waste connections are located on the exterior wall. The purchaser is responsible for connecting to local water and sewer systems or providing appropriate holding tanks.

Two 36in x 36in windows are installed on one sidewall. Dual entry doors are installed on the same sidewall. The original cargo doors at one end remain fully operational with locking bars intact.

The electrical system includes a sub-panel, interior lighting, and outlets. Specific electrical specifications are available upon request.
